About Amanda
Amanda Goodman is an experienced Community Manager specializing in lease-up operations at Bennet at BullStreet with Greystar in Columbia, South Carolina. She began her property management career in 2017 in Charleston, where she was unexpectedly recruited into the industry while searching for her first apartment. Recognized for her strong personality, professionalism, and natural ability to connect with people, she started as a Leasing Professional and quickly discovered a long-term career path in multifamily housing. In 2019, Amanda transitioned to the Columbia market, joining Greystar and continuing her progression within the organization. She advanced into roles including Assistant Community Manager and Floating Community Manager, supporting property takeovers, transitions, and team training across multiple communities. After serving in a regional support capacity for approximately a year and a half, she was promoted to Community Manager. She has now spent the past two and a half years leading a luxury lease-up community in downtown Columbia that continues to set a new standard in the local market. Prior to entering property management, Amanda built extensive experience in customer service through the food and beverage industry and retail, and she also coached high school volleyball and served as a canine trainer for military programs—an experience that strengthened her patience, discipline, and ability to work with diverse personalities. Today, Amanda is passionate about building meaningful connections, creating exceptional resident experiences, and helping people find a place to call home. She remains actively involved with the Apartment Association of Greater Columbia, where she serves on the board, and is committed to continuous growth, industry engagement, and leadership within the multifamily housing space.

01What do you attribute your success to?
I attribute my success to consistency, accountability, and strong relationships. I stay focused on delivering results, following through on commitments, and learning from each experience. I also prioritize communication and teamwork, which helps me build trust with both residents and colleagues. Over time, that combination has allowed me to grow and perform at a high level in every role I’ve taken on.
02What’s the best career advice you’ve ever received?
Put your best foot forward every day. First impressions are powerful and can leave a lasting impact. Even on days when we don’t feel our best, it’s important to remain professional and represent both ourselves and the property well. Small actions like a kind compliment and genuine connection can go a long way in making someone feel welcome and improving their experience. Simply showing up and giving your best effort truly makes all the difference.
03What advice would you give to young women entering your industry?
My advice to young women entering property management is to be confident, stay professional, and don’t underestimate the value of consistency. This industry is built on communication, problem-solving, and relationships, so how you show up every day matters. Be willing to learn, ask questions, and take feedback as a tool for growth. Most importantly, stay consistent even when it’s challenging because that’s where real growth and credibility are built.
04What are the biggest challenges or opportunities in your field right now?
One of the biggest challenges in property management right now is keeping up with technology and making sure teams use it effectively. There are always new systems and tools being introduced to improve efficiency, but the real challenge is training, consistency, and getting full adoption across the team. When it’s done well, though, it really improves communication, streamlines operations, and enhances the resident experience.
05What values are most important to you in your work and personal life?
The values that are most important to me in both my work and personal life are integrity, consistency, and accountability. Integrity is important because I believe in doing the right thing even when no one is watching and being honest in everything I do. Consistency matters because success comes from showing up every day and giving your best effort, not just occasionally. Accountability is key because I take ownership of my work, my responsibilities, and the outcomes both the wins and the challenges.
