Amanda Goodman
Amanda Goodman is an experienced Community Manager specializing in lease-up operations at Bennet at BullStreet with Greystar in Columbia, South Carolina. She began her property management career in 2017 in Charleston, where she was unexpectedly recruited into the industry while searching for her first apartment. Recognized for her strong personality, professionalism, and natural ability to connect with people, she started as a Leasing Professional and quickly discovered a long-term career path in multifamily housing.
In 2019, Amanda transitioned to the Columbia market, joining Greystar and continuing her progression within the organization. She advanced into roles including Assistant Community Manager and Floating Community Manager, supporting property takeovers, transitions, and team training across multiple communities. After serving in a regional support capacity for approximately a year and a half, she was promoted to Community Manager. She has now spent the past two and a half years leading a luxury lease-up community in downtown Columbia that continues to set a new standard in the local market.
Prior to entering property management, Amanda built extensive experience in customer service through the food and beverage industry and retail, and she also served as a canine trainer for military programs—an experience that strengthened her patience, discipline, and ability to work with diverse personalities. She credits much of her professional growth to her mentor, Brent Shafer, whose guidance has played a key role in shaping her leadership approach and career development. Today, Amanda is passionate about building meaningful connections, creating exceptional resident experiences, and helping people find a place to call home. She remains actively involved with the Apartment Association of Greater Columbia, where she serves on the board, and is committed to continuous growth, industry engagement, and leadership within the multifamily housing space.

What do you attribute your success to?
I would say just never giving up, you know, always looking for ways to improve and grow. I think we're all gonna experience hard days, and just having a positive mindset is ultimately what's gonna help you in being the best version of yourself and growing. For me, there's definitely been times where it's been challenging, but I just always saw the best way of how we can move forward and looking for ways to improve.
What’s the best career advice you’ve ever received?
Put your best foot forward every single day. I think first impressions are so strong and can make an everlasting impact. There's times where we're not gonna feel our best or feel like wanting to go to work, but we always need to be professional in representing the property and ourselves in a manner that can be helpful to other people. A simple thing like a smile or a compliment can go so far in helping someone and making them feel welcome and changing their experience. Just showing up and giving it all that you've got makes all the difference.
What advice would you give to young women entering your industry?
I would say don't give up if there's an opportunity that they don't get, or a property that they didn't get accepted for. Keep applying, and there's so many areas that have positions available. As a leasing professional, if you're just looking to join, have a resume ready and show that you're energetic and eager to learn. If you get turned away at one place, keep applying until you find the perfect place that is for you and that accepts you.
What are the biggest challenges or opportunities in your field right now?
The biggest challenges are the conversations that we have to have with people that are sensitive and difficult, being able to separate the personal and the business side of things. We do have times where we have to evict people, or there's situations that are uncomfortable for us to have, but finding a way to relate to them and try to provide encouragement and support in every way that we can. As for opportunities, I think there's always area of opportunity looking for ways to improve the property every single day. Making sure that our vendors are working and doing the things that they need to do, that the property stays clean and presentable, and we're providing the best experience. We're always looking for ways to improve operationally, looking at accounting for our owners to make sure we're getting the best pricing when we're having work completed at the community.
What values are most important to you in your work and personal life?
I'm very big on accountability and communication. I think always having honest conversations, even when it's a challenging conflict, and just being a transparent person are the most important values to me.
