Ashley Scipioni
Ashley Scipioni is an experienced Operations Manager at Stewart Title, overseeing Central and East Florida. A Florida native, she brings over 25 years of expertise in the title and real estate industry, known for her decisive, “get it done” approach. Ashley focuses on operational excellence, team development, and workflow efficiencies, ensuring deals move smoothly from contract to close while maintaining strong client relationships.
Ashley began her career in title insurance as a courier and progressed through nearly every operational role outside of sales over a 25-year tenure at Fidelity National Title of East Florida. She served as Assistant District Manager and Vice President, leading escrow teams, expanding office locations, managing major audits, and mentoring staff to achieve professional growth. Her depth of experience makes her a go-to resource for her team and a trusted leader in the field.
Holding a Bachelor’s degree in Business Management from the University of Central Florida, Ashley combines her education with hands-on experience to streamline operations and improve client experiences. Outside of work, she is a dedicated mother of two, balancing a fast-paced professional life with family, and brings the same energy, commitment, and focus to both her career and personal life.

What do you attribute your success to?
I attribute my success to working hard and caring about both employees and customers. I'm all about workflow and efficiencies - if I can make things easier, better, and more seamless, that's what I'm going to do. I also focus on trying to proactively improve things. Because of that approach, I feel like I've been given the opportunity to continue to try new roles and opportunities and just grow. I think my ability to develop authentic relationships with those who work for me has been key. I have the ability to really hear and understand where people are coming from, regardless of their experience or knowledge level, and be able to mentor them in a way that continues their success and growth. That's honestly what I feel is my most notable professional achievement.
What’s the best career advice you’ve ever received?
The best career advice I've ever received is that oftentimes you're doing the job before you have it. What that means to me is that if you want to grow and you want to learn, you need to be able to raise your hand and ask for more and really learn what the position entails before you're necessarily getting that position. It just really gets you to a place where you're able to excel from the beginning.
What advice would you give to young women entering your industry?
I would tell young women that the title insurance industry provides an incredible opportunity for those who maybe didn't make it to college or didn't have a career in mind. Title insurance isn't something you can learn in college - it really is on-the-job training. As an industry, it provides the ability to really get people a path where they can learn, grow, excel, and earn. You really can earn in the title insurance industry without having to have gone through the most common avenues or channels. I was so young when I got into it that it was just a job then, but over time, you realize the potential. I love my field and want to help other women who are out there wanting to make a change.
What are the biggest challenges or opportunities in your field right now?
Right now in the title industry, there's a lot that's been going on over the last few years. Wire fraud was a big thing, and now we have a lot of fraudulent sellers to deal with. Then there are new regulations coming out that impact a lot of closings. We find that some title companies are just done with the constant changes, and they might be interested in selling and becoming a part of a larger title organization. On the opportunity side, I'm focusing on reaching out to high performers in the industry who have a good following and have really developed name recognition in their community where clients trust them. These are people who want opportunities to grow and expand. I'm also looking for opportunities with smaller title companies that maybe don't want to continue to deal with all the changes.
What values are most important to you in your work and personal life?
Family is most important to me. I've got a husband and two young boys that keep me pretty occupied. I'm very much about family and friends, and I focus on making sure that I'm present when I'm home and that we do as many things as we can as a family instead of just watching TV all the time. In my work life, I value integrity and proactive communication. I care deeply about both employees and customers, and I believe in making sure that everybody is operating to the best of their ability with integrity. I'm also very honest and loyal - I was with Fidelity for 25 years, and I didn't make the move lightly. I spent those 25 years really just digging in and growing Fidelity.
