I've been in real estate for about 6 years now, and it all started when I stumbled upon a video on Pinterest. I watched it and just went all in. I specialize in off-market real estate wholesaling - I find properties direct to owner, get them under contract, and flip those contracts to my buyers. I work across the entire spectrum, from single-family homes to commercial properties to development deals. What makes my story unique is that I'm completely self-taught and not licensed, yet I've ended up teaching licensed brokers how to underwrite commercial deals and agents how to comp properties. I have my own LLC and have built everything from the ground up through self-education and hands-on experience. My approach is different because I had to learn everything on my own, which was harder, but I'm grateful for it because it gave me knowledge that even licensed professionals often don't have.

01What do you attribute your success to?
I attribute my success to just knowing that I can do this without a license. People who are licensed are often put in a box, but I've had to be self-taught, which was harder but made me stronger. I've taught brokers how to underwrite commercial deals and agents how to comp properties - things I figured they would have learned when they got licensed, but they didn't. I've had commercial brokers come to me thinking I'm licensed, and when they find out I'm not, they're shocked and ask how I know all this. It's because I had to teach myself everything. What they learn in school is all about paperwork, but they don't even know how to actually sell a house. Being self-taught and learning everything on my own has given me knowledge and skills that even licensed professionals don't have.
02What advice would you give to young women entering your industry?
Get out of the box. That's what I tell everybody when they ask me how I do it. If they're into real estate, they'll know exactly what I'm talking about. You need to know that everything is possible - it does not have to be one way or the other. Everything can be structured. I know that when people go to get licensed, they're kind of put in a box and told to only do what's inside this box. That is incorrect. Don't let yourself be limited by what you're taught in school or what the traditional path tells you. There are so many more possibilities when you think outside the box.
