Her Story

About Cyndee

Cyndee Harding is a Chief Financial Officer and Multifamily Asset Manager specializing in portfolio performance, financial analysis, operational strategy, and investor education. Based in the Greater Phoenix area, she currently oversees financial strategy and asset performance for multifamily investments, working at the intersection of finance, operations, and long-term investment strategy. Her responsibilities include monitoring portfolio and property-level financial performance, evaluating operating reports and financial trends, identifying risks and opportunities, collaborating with property management teams, and supporting strategic decisions designed to improve asset performance and create sustainable value.

Before transitioning into multifamily real estate, Harding spent more than 25 years owning and operating a full-service accounting and bookkeeping practice serving small-business owners. Her work encompassed financial statement analysis, profit and loss evaluation, tax preparation and planning, payroll, bookkeeping operations, cash-flow management, financial reporting, and business-performance consulting. This extensive accounting background—including forensic financial analysis—became the foundation for her approach to asset management: understanding not simply what the numbers say, but the operational story behind them. She subsequently moved into multifamily real estate, where she has applied that financial expertise to investment analysis, property performance, operational oversight, and portfolio-level strategy.

Harding is also passionate about investor education and professional development, helping investors understand the often-overlooked work that takes place after a property is acquired. Through educational discussions, workshops, speaking engagements, and an asset-management course, she focuses on helping others understand the financial and operational indicators that influence multifamily investment outcomes. Her approach emphasizes disciplined execution, financial accountability, operational efficiency, resident engagement, and long-term value creation. As a woman working in a traditionally male-dominated industry, she is particularly supportive of encouraging more women to enter multifamily real estate and believes that every professional has a valuable skill set to contribute.

Her Interview

Ten minutes with Cyndee

01What do you attribute your success to?

I attribute my success to the combination of more than 25 years of accounting and financial-analysis experience, hands-on business ownership, and the ability to understand the story behind the numbers. Running my own accounting and bookkeeping practice gave me a strong foundation in financial statements, profitability, cash flow, expense management, and business operations. I have been able to carry that experience into multifamily real estate and apply it to asset performance, risk identification, and strategic decision-making.

I also believe my success comes from being thorough, detail-oriented, and willing to look beyond the surface. Asset management requires understanding both the financial and operational sides of a property, and I focus on identifying what the numbers are actually telling us so that we can make better decisions and create long-term value.

02What advice would you give to young women entering your industry?

I would encourage women to get involved in multifamily real estate and not allow the fact that the industry can be male-dominated to discourage them. There have been many situations where I have been the only woman in the room, but I have learned that everyone brings a unique skill set to the table.

My advice is to recognize the value you bring, develop your expertise, and do not assume that you do not belong simply because the environment may not always look like you. We need the right people in the right seats, and women absolutely deserve a seat at the table. I also encourage those interested in the field to educate themselves and take advantage of opportunities to learn about asset management.
