About Karen

Karen Marshall brings nearly 40 years of experience to her work in real estate. She is a partner and owner-partner in the Keller Williams South Hills offices, which encompass seven locations, and she also serves as a Senior Sales Associate there. Her career has focused on new construction, land development, and land purchases. She is known as the queen of new construction in the Pittsburgh area. Earlier in her career, she worked as a Montessori teacher and as a travel agent for TWA before entering real estate after encouragement from a friend. She previously managed a large team that achieved 62 to 64 million dollars in sales in one year but has since scaled back to reduce liability and enjoy more personal time.

01What’s the best career advice you’ve ever received?

Treat everyone equally, no matter what price points they're coming in at. And I don't think many agents do that, you know, you see because you can't think you can judge them by the car they're driving up to at an open house, but that's not really who they are, probably. You know, they might be coming in their Jeep, or whatever, or their truck. Multi-millionaires, and you just don't know that.

02What advice would you give to young women entering your industry?

First of all, they have to have big shoulders, because you get hurt constantly, because buyers are liars, and sellers can be brutal, you know, when their house isn't selling, they're gonna be brutal on you. It's gonna everything's gonna fall on your shoulders, and it's all gonna be your fault. So, if you don't have those that type of constitution, get one. But, but it's very satisfying. When you sell a house to brand new clients that are a young couple, and they're so ecstatic about everything, that just warms your heart. The potential is endless. You work at it, you have to make. I made a phenomenal amount of money in my career, and so I'm extremely fortunate in that respect, but I was up at 6.30 at a new construction site with my builders just putting science up at 7am. So, if you put the time in and the effort in, it will be extremely rewarding. You have to work at it. You have to be involved and know and have really good knowledge. You have to be the resource for your clients. We do more than open doors.

03What are the biggest challenges or opportunities in your field right now?

The biggest challenges now are all the rules and the new rules and regulations and new contract it's a constant changing, it's everything's constantly changing in the industry now. You know, AI's taking over, you know, do they really need an agent anymore to get into a house? Almost it'll come to the point where they might not. The lawsuit that occurred were by our agency was a big deal. New contracts are const I mean, we every every month we have some change or a new contract that comes out between our company and nationally, and through the state. So just keeping up with that part of it, let alone the inventory, you know, you have to be aware of what. My brain is constantly looking at all the new nuances of each entity, you have to keep up on all that. Now we're going to have a national, national multi-list, where you can see everything, everywhere, from our perspective, from, you know, sales, etc. So just, again, keeping up on all that. You could literally do this 24-7 and not be up on everything. That's how many changes are being instrumented implemented.

04What values are most important to you in your work and personal life?

Putting your nose at the grinding stone. Being ethical in what you do. I was known for calling back immediately. You know, you get a call, you call back immediately, or within that day. Treating everyone equally and with respect. When I went to Keller Williams, it was so refreshing because you're treated as a business partner because you are a business partner, because we profit share back to our agents. So you want to help other agents within your office to strive to be great in what they're doing. In our offices, we share. Because everyone profits back. The more the better the office does, the better the agents do, because we have a profit share system we call it mailbox money.
