About Karla

Karla serves as Marketing Manager at GHP Management in Ontario, California, where she leads marketing initiatives for the corporate office and a diverse portfolio of 28 multifamily communities. Her portfolio includes GHP’s iconic Renaissance Collection communities in Downtown Los Angeles, which helped introduce a new level of luxury apartment living to the city. Working with communities that have played a role in shaping the luxury residential experience in Los Angeles has given Karla the opportunity to balance the history and established identity of these properties with modern marketing strategies designed for today’s renter.


Since joining GHP Management in May 2025, Karla has been responsible for developing and executing portfolio-wide strategies that strengthen brand presence, generate qualified leads, support leasing performance, enhance reputation, and improve the overall prospect and resident experience. Her work encompasses digital advertising, website and ILS optimization, CRM strategy, reputation management, social media, SEO, paid media, email and SMS marketing, analytics, vendor management, lead-generation strategy, resident engagement, and marketing operations. She works closely with executive leadership, regional teams, onsite leasing professionals, technology partners, and marketing vendors to ensure marketing efforts are creative, measurable, and aligned with broader business objectives.


Karla first entered the property management industry in 2008, giving her a strong understanding of the industry from both the onsite and corporate perspectives. Prior to joining GHP Management, she worked at Clarion Management, a boutique property management company, where she began as a leasing agent and was promoted to Marketing Manager within six months. In that role, she helped establish and refine the marketing department, developed standard operating procedures, created and executed marketing strategies, and led digital marketing initiatives across the organization.

Her career also includes approximately seven years as a Director of Sales and Marketing in the cannabis industry, where she gained valuable experience building brands, leading sales and marketing strategies, understanding consumer behavior, and adapting to an emerging and rapidly changing marketplace.


Karla’s approach to marketing is further distinguished by her background in technology. She holds a bachelor’s degree in Computer Science with a specialization in Forensic Technology, which she applies to the analytical side of her work. She uses data to better understand lead behavior, evaluate traffic sources and conversion trends, study how prospective residents search for apartment homes, and identify opportunities throughout the leasing funnel. This combination of technology, analytics, sales, and marketing allows her to look beyond traditional advertising and understand the full customer journey.

Karla attributes her professional growth to consistency, adaptability, curiosity, and a willingness to continually learn. She believes in taking ownership of her work, following through on commitments, building meaningful relationships, and approaching challenges with a solution-oriented mindset. As multifamily marketing continues to evolve through data, automation, technology, and AI, Karla remains focused on embracing innovation while preserving the human connection that builds trust, strengthens brands, and ultimately turns marketing opportunities into lasting resident relationships.

01What do you attribute your success to?

I attribute my success to consistency, adaptability, and a willingness to keep learning. I’ve never been afraid to start somewhere, ask questions, take on new challenges, or step outside of my comfort zone. I take ownership of my work, follow through on my commitments, and try to approach every challenge with a solution-oriented mindset. I also believe relationships have played an important role in my career—being someone people can trust, collaborate with, and depend on has opened opportunities for me to grow. Most importantly, I’ve learned that success isn’t about knowing everything; it’s about being willing to learn, evolve, and continue showing up even when things are challenging.

02What’s the best career advice you’ve ever received?

Don't wait until you feel completely ready, because some of the biggest opportunities for growth will come from stepping outside of your comfort zone and figuring it out along the way. Always be willing to learn. Every role, every challenge, and every person you work with can all teach you something that prepares you for the next opportunity.

03What advice would you give to young women entering your industry?

My advice would be to trust your voice, stay curious, and never be afraid to ask questions. Take every opportunity to learn, build strong relationships, and don’t wait until you feel completely ready to take on something new. Confidence grows through experience, so be willing to step outside your comfort zone, advocate for yourself, and always remember that your perspective brings value to the table.

04What are the biggest challenges or opportunities in your field right now?

One of the biggest challenges, and opportunities, in marketing today is keeping up with how quickly consumer behavior, technology, and digital platforms are evolving. In multifamily marketing, it’s no longer just about generating leads; it’s about creating a seamless customer journey from the first click to the signed lease. I see a tremendous opportunity to use data, AI, and automation more strategically while still maintaining the personal connection that ultimately builds trust and drives decisions.

05What values are most important to you in your work and personal life?

The values that are most important to me are integrity, consistency, growth, and kindness. I believe in showing up, following through on my commitments, and treating people with respect. Both professionally and personally, I value continuing to learn, supporting the people around me, and approaching challenges with a positive, solution-oriented mindset.
