Kelli Segretto, CPM, is a Property Management and Process Solutions Consultant and the founder of K Segretto Consulting, where she helps property management companies optimize operations, increase profitability, and build scalable business systems. With more than 20 years of experience in the property management and real estate industry, Kelli is known for her ability to transform complex operational challenges into clear, effective solutions. Her expertise spans process automation, team development, change management, and strategic planning, allowing organizations to streamline operations and strengthen long-term performance.
Throughout her career, Kelli has played a pivotal role in reimagining productivity and operational standards within the property management industry. She has successfully leveraged SaaS technology to standardize processes across national organizations, restructured maintenance profitability models for franchisors, and guided businesses in competitive markets toward stronger operational foundations. Through her consulting work, many of her clients have achieved significant improvements in efficiency and profitability, with some realizing profit increases of more than 30 percent year over year.
In addition to her consulting work, Kelli is an industry educator, keynote speaker, and active leader within the National Association of Residential Property Managers (NARPM). She serves on the NARPM Women’s Council and has been recognized as a Leading Woman in Property Management for her contributions to the field. What advice would you give to young women entering your industry?
I would say, specifically to people who get in this and they find that they love it, always be learning, and always be open-minded to other people's ideas, because this is a fast-paced industry that has changed dramatically since I came into it. I mean, we were on triplicate forms and fax machines when I started in property management, and now we're on these robust technologies, and we have AI, and we have automation, and we have systems and processes that we never could have dreamed of back in the day. So always be willing to learn from others, and ask questions. Be endlessly curious, and you'll go far.
What are the biggest challenges or opportunities in your field right now?
There's a ton of opportunities. There's so much inefficiency, especially on the single-family side, of how people have pieced these businesses together. A lot of property management company owners are accidental property management company owners, built out of necessity instead of out of desire. So what you have is kind of piecemealed together process and operations to where it works to a point, but then it fractures. Having the opportunity to come in with process development and technology to really stand up these businesses has been paramount. We're starting to look at creating template AI bots that can function in your ecosystem, working with a software developer on my team to write the code in a way that's structurally sound, not fragile, and secure from a cybersecurity standpoint. Property managers just don't have the bandwidth to build those types of things all the time, so we're looking at whether there's a new offering within this AI space where we can have more of a custom software experience for clients. It's an exciting new opportunity and a new space that we're looking at.
