Her Story
About Nayrubit
I began my career in Venezuela as a business consultant for small businesses, working with software systems to integrate accountability, administration, and payroll for various industries including retail, manufacturing, and medical offices. I spent 8-10 years in that role, working with my husband's company Cinemaguet. When we moved to the United States in 2014, I transitioned into property management, starting at the front desk of Catalonia Management. Within 6 months, when the property manager left, the owner asked me to step up because he appreciated how I talked with tenants, vendors, and handymen. I gained my town license and worked as a property manager and regional manager at Catalonia for 5 years. After they sold some buildings and split the portfolio, I joined Blue Bay Management, where we've grown from 300 to 600 units. My philosophy is that property management is about more than just time and square feet pricing - you're working with people's homes. You need to understand what tenants are looking for to pay the value for a home, not just more rent. Everything needs to match, from the common areas to the staff to the colors and painting, creating a culture that makes people feel something when they enter the building. I'm currently working to get my GC license because I've discovered that management has many colors - you can work with construction, finance, understanding assets as a business, and even art when improving building design. I recently completed compliance courses for Florida State and am pursuing my GC license, even though I don't have a foundation in architecture or engineering, because I understand the cost, what people need, and the finance side of construction.

01What advice would you give to young women entering your industry?
Don't take anything personal, because you can see everything in just one conversation. This business is working with people. You need to understand that people are people. Sometimes it's a good day, sometimes it's bad days. But if you don't take anything personal, it's really good for you, because you don't have all the information to understand what is happening with this person. Sometimes you have a person that has a bad day, and you are the last person to talk to in that day, and you just hear that stressful person who is really mad with you because they don't understand why something isn't working, but all that this person feels is anything related to that. So, if you want to work in this business, you don't need to take anything personal, because it's not you, it's only people. Also, more women need to work in the maintenance-related areas, because we are amazing at that. This business makes it seem like women could be the property manager, the front desk, the customer service, the leasing agent, but when you are working in maintenance-related areas, it's difficult to understand why a woman is working with the chief engineer, with plumbing issues, electrical issues, and we can do it. Sometimes we can figure it out better, because we have more passion to understand what is the solution. We take our time because we need to understand better. Sometimes it's difficult because engineers say we have only one solution, but we could find another solution, just give me time to think.
