About Perla

Perla Holguin serves as a Senior Property Manager in the property management field, a role she has held for the past 2 years after more than 10 years of overall experience. She manages properties in Oklahoma, Nebraska, and Kansas City, Missouri, leading a team that includes 5 property managers, 2 assistant managers, and 2 leasing agents while ensuring compliance with all applicable rules and laws for over 200 apartment homes. Holguin earned her CAM certification from the Community College of Kansas City to stay current on laws and best practices. In 2024 she received a trophy recognizing her as best at overcoming obstacles for the One City property. She began her career journey in 2016 under mentor Cesar Nevarez and credits her success to her family and children, having become a teen mother who worked from a young age while completing high school. Holguin volunteers at the Catholic church she attends every Sunday and emphasizes treating everyone equally while maintaining both a human approach and necessary strictness, as evidenced by her properties achieving zero delinquency.

01What do you attribute your success to?

My family and kids. I was a very young mother, a teen mother, had to be mature at a really young age and worked since I was young. Managed to go to high school and finish my school while being a parent.

02What’s the best career advice you’ve ever received?

If you're able to overcome any obstacle like this, any given day, you're able to achieve anything that you want in your career, nothing bad lasts forever. When having a bad day, remember that bad days never last forever.

03What advice would you give to young women entering your industry?

Always keep pushing, even though in the hardest moments or the easiest moments, always if there's another day out there that you can wake up and put your feet on the ground, it's an opportunity for you to grow.

04What are the biggest challenges or opportunities in your field right now?

Being the strict side, reading people's demeanor, being an equal party to ensure strictness when conducting job like collecting rent. All properties have had zero delinquency.

05What values are most important to you in your work and personal life?

Always treat everyone the same way, equally. Everybody has a different story. Put myself in people's shoes and act accordingly. Keep the human side on my end.
