Sharon Davis is a property management executive and community leadership professional with more than a decade of experience in HOA and residential association management. Based in the Houston area, Sharon currently serves as Vice President of Management for VCM, Inc., where she oversees the Houston market and leads a growing team responsible for more than forty residential and development properties. Before entering the HOA industry in 2013, Sharon spent ten years working in banking and also gained early business experience through her family’s tire business, where she developed a strong work ethic and hands-on operational skills. Her transition into property management happened unexpectedly after reading an article about the industry and deciding to pursue a new direction. She quickly discovered a passion for the fast-paced and people-centered nature of community management and began building a career defined by leadership, adaptability, and steady professional growth.

Sharon started her HOA management career with FirstService Residential, where she rapidly advanced into leadership roles by consistently exceeding expectations and achieving ambitious career goals ahead of schedule. When she joined VCM four years ago, the Houston office was still in its early stages, operating with only a small portfolio and a limited team. Within just a few months, she was promoted into a leadership role overseeing the Houston division and managing her own portfolio of communities. Today, she specializes primarily in developer-controlled associations and works closely with boards, homeowners, vendors, and management teams to ensure smooth operations and strong communication across every property she oversees. Known for her solutions-oriented mindset and calm leadership style, Sharon has built a reputation for reliability and consistency, earning the trust and confidence of both ownership and colleagues throughout her career.

I also believe that investing in the development of others and building strong professional relationships has played a major role in my continued growth and success.

What advice would you give to young women entering your industry?

I would encourage young women entering this industry to expect the unexpected and remain flexible in the face of change. This field is very people-oriented, so strong communication skills and the ability to build relationships are essential. I also believe it is important to educate homeowners and clients clearly, as managing expectations and creating trust can help build long-term partnerships and positive outcomes.

What are the biggest challenges or opportunities in your field right now?

One of the biggest challenges in this field is managing unpredictable situations while balancing the human aspect of community associations with operational systems and governing documents. Every situation requires thoughtful communication, problem-solving, and adaptability. At the same time, there are tremendous opportunities for growth through expanding portfolios, developing strong teams, and building connections through networking and industry events.
