Shawna MacBeth, AMP, is a seasoned Senior Mortgage Underwriting Specialist with more than a decade of progressive experience in the mortgage lending industry. She brings deep expertise in credit risk evaluation, regulatory compliance, and the underwriting of Conventional, FHA, VA, and USDA loan products. Throughout her career, she has built a strong reputation for delivering high-quality loan decisions, interpreting complex financial profiles with accuracy, and ensuring full alignment with investor, agency, and internal risk guidelines. Her work reflects a consistent commitment to sound judgment, operational excellence, and maintaining the integrity of the lending process.
Her professional path reflects both resilience and determination. After high school, Shawna relocated to Iowa with the intention of pursuing a medical career; however, life circumstances required her to step away from formal education and enter the workforce full-time. Following a period of personal and professional challenges, she returned to Michigan and re-established her career in financial services. She began at Flagstar Bank in loss mitigation in 2008–2009, where she developed foundational expertise in loan servicing, risk analysis, and borrower support. Through dedication, discipline, and continuous skill development, she advanced steadily through increasingly complex underwriting roles, ultimately rising to Senior Mortgage Underwriting Specialist. Her journey demonstrates adaptability, perseverance, and a strong ability to transform challenges into long-term professional growth.
In addition to her technical expertise, Shawna is a strong advocate for continuous learning and industry advancement. She recently earned her Accredited Mortgage Professional (AMP) designation through the Mortgage Bankers Association and is actively pursuing her Certified Mortgage Banker (CMB) credential as part of her long-term commitment to professional excellence. She is passionate about leadership development and aspires to executive-level roles where she can help shape underwriting strategy, operational efficiency, and team development within the mortgage industry. 01What do you attribute your success to?
I attribute my success to resilience, adaptability, and a strong sense of purpose shaped by my early life experiences. Being raised by a single mother and experiencing frequent moves throughout my childhood taught me how to adjust to change and remain focused despite instability. After the loss of my mother at age 15 and entering foster care, I developed a deep sense of responsibility for creating a more stable and meaningful future. Those experiences strengthened my determination to persevere through challenges, remain focused on growth, and build a better life for myself and my children.
02What’s the best career advice you’ve ever received?
The best career advice I have ever received is that you are the people you surround yourself with, so it is important to intentionally build your “tribe.” The relationships you cultivate in both your personal and professional life directly influence your mindset, opportunities, and long-term growth. Surrounding myself with individuals who are knowledgeable, supportive, and driven has helped me stay accountable, continuously learn, and push beyond my comfort zone. I have found that being part of a strong, positive network not only opens doors professionally but also provides encouragement, perspective, and guidance during both challenges and successes.
03What advice would you give to young women entering your industry?
My advice to young women entering the mortgage and financial services industry is to not shrink yourself bring your full voice, perspective, and capabilities into every room you step into. Confidence, when paired with professionalism and preparation, is one of the most powerful tools you can have in this field. Do not underestimate your knowledge or hesitate to contribute because of experience level or title. At the same time, stay committed to learning, ask questions, and seek mentors who will challenge and support your growth. Success in this industry is built on consistency, integrity, and the willingness to continuously evolve while standing firmly in your own value.
04What are the biggest challenges or opportunities in your field right now?
One of the key challenges in the mortgage lending industry today is increased competition in the post-COVID market, as more professionals entered the field while borrower demand has become more sensitive to interest rate fluctuations. Lenders are also navigating a more complex environment marked by evolving regulatory requirements, tighter margins, and heightened expectations for speed, accuracy, and compliance in underwriting decisions. At the same time, these conditions create significant opportunities for experienced professionals who can bring strong credit judgment, risk management expertise, and consistency to loan quality. Advancements in technology and automation are further transforming the industry, enabling greater efficiency and allowing underwriters to focus on more complex credit scenarios. Those who continue to adapt, expand their skill sets, and embrace both innovation and compliance are well-positioned for long-term growth and leadership.
05What values are most important to you in your work and personal life?
The values that are most important to me in both my work and personal life are authenticity, openness, honesty, and building trust. I believe that being genuine in how I communicate and show up for others creates a strong foundation for meaningful professional relationships and effective teamwork. Transparency allows for better collaboration, clearer expectations, and stronger decision-making, while trust is built consistently through integrity, accountability, and follow-through. These values guide how I interact with colleagues, clients, and my personal network, and they remain central to how I approach both challenges and opportunities.
