Stephanie Kircher, CPM
Stephanie Kircher, CPM, is the Regional Vice President at ZRS Management, bringing more than 23 years of expertise in the property management industry. Over her 21-year tenure with ZRS, she has overseen a wide range of assets including lease-ups, mid-rise, high-rise, value-add projects, fractured condo deals, and bond compliance properties. Her leadership spans across key markets such as Florida, the Carolinas, and the DMV, where she has earned recognition for stabilizing underperforming assets and driving operational excellence. A Certified Property Manager through IREM, Stephanie is known for her commitment to ensuring high-quality standards, maximizing revenue potential, and building strong, results-driven teams.
Her career began at JPI Companies as a Leasing Manager, where she honed her skills in leasing and marketing for large-scale communities. Since joining ZRS, she has been recognized with multiple honors, including Regional Manager of the Year in 2019, Employee of the Year in 2012, and Property of the Year in 2011. Stephanie’s leadership philosophy is rooted in the value of diverse teams and collaborative problem-solving, shaped by early career advice to hire individuals whose strengths complement her own. Her passion for people extends beyond her professional responsibilities, as she developed the ZRS Gives Back campaign, and contributes her time to industry organizations like IREM as a member of the Board of Directors for the education committee.
Beyond her professional achievements, Stephanie takes pride in moments where compassion and teamwork made a lasting difference. She recalls a pivotal experience in Birmingham, Alabama, when a devastating fire at a community displaced residents and tested her team’s resilience. Despite obstacles, they worked tirelessly to support affected families, even rescuing and reuniting pets with their owners. This experience reinforced her belief in the power of empathy and community in property management. Whether through crisis management, career mentorship, or community service, Stephanie continues to lead with integrity, dedication, and a genuine commitment to making an impact.

Hire people that are different from you. The more diverse the group, the more that can be achieved.
What advice would you give to young women entering your industry?
I would tell young women entering this industry to love what you do, because passion will carry you through challenges and drive your success.
What values are most important to you in your work and personal life?
The values most important to me are community service such as volunteering for the Special Olympics and in my personal life I enjoy spending time with my family, especially playing pickleball together.
