About Suzanne
Suzanne Vasbinder serves as Broker Owner of Your Home Source Guaranteed Realty, operating as Vasbinder International, a real estate brokerage with locations across the United States and Canada. Based in Cape Coral, Florida, she brings approximately 15 years of real estate experience to her work, beginning her career in the field around 2012 after building experience across several entrepreneurial ventures. Her professional background includes working with travel agencies, owning and selling her own travel agency to Uniglobe, representing New York designer Carlyle Collection through trunk shows, and opening and later selling a spa business. She holds a Bachelor’s degree in International Business from the University of Wisconsin Parkside Campus, studied at the Sorbonne in Paris, and earned an advanced degree in business. In real estate, she holds the Graduate, REALTOR Institute, Certified Residential Specialist, and Seller Representative Specialist designations, along with expertise as a new home and luxury waterfront specialist.
Throughout her career, Suzanne has focused on creating innovative opportunities and meaningful experiences for her clients. She works with buyers and sellers through programs that include certified pre-owned homes with home warranties and satisfaction guarantees, as well as consumer programs designed to provide multiple cash offers. She credits her success to listening carefully, continuing her education, embracing technology and innovation, and remaining willing to pivot when circumstances change. For Suzanne, professionalism, honesty, discipline, and delivering the truth with care are essential to building lasting relationships. She also believes in identifying individual strengths, developing those gifts, and staying focused on a specific area of expertise.
Outside of real estate, Suzanne enjoys traveling, discovering great restaurants, staying active, participating in Bible study, and volunteering through her church. She is actively involved with Rotary and has served as both a past president and past assistant district governor. Her community involvement includes supporting the Rotary Foundation, Shop with a Cop, Give Kids the World Village, Make-A-Wish Foundation, and Canine Castaways. She also places great value on the support of her family, crediting her parents with instilling a strong work ethic and recognizing her children and husband for their continued encouragement. She describes her husband as her number one cheerleader and considers her family’s support an important part of the foundation behind her personal and professional journey.

01What do you attribute your success to?
One of the things is listening. sometimes you… you get a lot more out of the conversation if you just sit back and listen. versus trying to project and put in your two cents, right? So, yeah, so, I mean, listening, also, you know, continuing, embracing, continuing education, right? We train all the time, or we are company, we have our own university. Within our… so weve got hours and hours of training, and were always innovating. Youre never taking the status quo, right? Theres no such thing, well, we used to do it this way. No, we always… you've got to be able to pivot. You know, look at artificial intelligence. You know, youve got to be able to, you know, embrace these changes as they come in, because you can do two things. You can just say, hey, Ill keep on doing the way I'm doing Which will leave you behind. Its not going to work anymore. Youve got to be able to be adaptable to different situations, and be able to pivot and, you know, and not have to, well, you know, I don't want to train this way. Now, always embrace, always embrace technology, always, you know, be willing to learn And always be able to, be open to receiving different information or different, knowledge from other people.
02What’s the best career advice you’ve ever received?
Always, be willing to learn Always, do what youre passionate with doing. I mean, what youre passionate about. Do something that makes you happy, and that makes other people happy. And that you can actually go to bed at night and sleep, and not have to worry about it.
03What advice would you give to young women entering your industry?
Find somebody that actually is selling real estate. Because, you know, youve got, theres a statistic out there where about 70% of all licensed real estate agents or realtors in North America have not sold one house yet this year. youd be able to pivot your marketing also, because marketing change… youve got to be able to find the right person thats willing to buy the house. Who is that avatar, right? Who's going to be living in this house just being able to Hunt, dont think… heres a number one problem. See, you… real estate, you're an independent contractor. A lot of people think youve got freedom and all that, which you do. You can pick and choose whether your schedule and all that, but that is not a good thing for a lot of people. Youve got to have discipline. You've got to be able to get up and have a schedule Youve got to be able to, you know, train every day. Youve got to be able to, you know, keep up on whats going on in the industry, what new trends are coming in, whats the interest rates are doing, all of these different variables being able to just… and be professional. That is one thing. You know, a number of people in our business, especially here in South Florida, you know, they think that putting on a pair of flip-flops and shorts is professional. No, it's not. I mean, its exactly the same amount of time to put on something that looks nice and professional over something that looks like youre going to the beach. So, when we… when we interview how you show up is how youre gonna be dressed. If youre coming in with minis and things like that on, I'm sorry, this is not the right work. We are professionals. you've got to be able to, you know, go out at any point in time, so if somebody calls you and says, hey, I need to… you come over and look at my house today you should be able to be able to do that, not say, oh my god, I don't have my right outfit on.
04What are the biggest challenges or opportunities in your field right now?
Basically, it's educating the consumer. Because a lot of the people are still, you know, when back during the pandemic and, you know, 21, 20, 21, 22, you know. A dog could have sold a house. You know, you didn't need anything. People were overbidding, and during the pandemic, people were moving from all over down to Florida, and they were buying, you know. homes sight unseen. Now, that is not realistic. But, you know, the sellers, weve got some clients, you know, well, my neighbor sold it, yes, but that was a… that was a float. That was a once-in-a-lifetime. It never will happen again. You know, thats how that But it's being able to give reality, and, you know, being able to, you know Not sure what code it, but be able to, you know, sit down with them and have them make the decision, and show them the pictures. Okay, so, you know, 123 Main Street sold for this, but look at the kitchen. Everything's updated. Well, your house still has a green shag carpet. Do you think… which one is better?
05What values are most important to you in your work and personal life?
Honesty. saying what you're going to do and doing it is a big thing. You know, being able to look at somebody and, you know, tell them the truth. Sometimes the truth, you know, But being able to give it with love, right? You know, I mean, its… not everybodys good at everything, but being able to find… being able to find the gifts that God has given you, right? And that, you know, there's so many tests out there that can help you Find your spiritual gifts that you've got. And that… thats whats important, I think. You know, this is Because what you do in your business, you know, like, in dealing with the public, working with the public, not everybody likes that, right? Some people… and you… you dont… not everybody has to be good at everything. Youve got to find your niche and stay in your lane, and, you know, embrace your lane.
