Tiffany Tillotson is an experienced real estate and property management professional whose career in the industry began in 2011 while attending Florida A&M University. She started as a lease consultant and quickly advanced into a community manager role before graduating, laying the foundation for a career defined by leadership, operational excellence, and strategic thinking. Over the years, she has built extensive experience managing apartment communities and portfolios, developing a strong reputation for navigating fast-paced environments while balancing the needs of residents, on-site teams, owners, and stakeholders.
In her current leadership role, Tiffany oversees multiple property portfolios, supporting community managers with day-to-day operations, resident relations, and financial performance. She is especially known for her expertise in financial analysis and strategic planning, consistently identifying creative ways to improve property value and resident satisfaction without unnecessary capital spending. By building partnerships with local organizations and implementing resourceful solutions, she enhances amenities and operational efficiency while maintaining strong financial outcomes. Tiffany believes resident satisfaction is central to a property’s success and prioritizes proactive communication and strong on-site leadership to ensure communities remain stable, responsive, and engaged.
Alongside her professional accomplishments, Tiffany is currently completing her final year at Thomas Jefferson School of Law, where she has further strengthened her skills in negotiation, advocacy, and contract strategy. She applies these legal studies directly to her work, particularly in contract negotiations, capital planning discussions, and operational decision-making. With a background that combines business, law, financial strategy, and community leadership, Tiffany continues to position herself as a forward-thinking leader committed to driving long-term value, operational excellence, and meaningful resident experiences within the real estate industry.

What do you attribute your success to?

I attribute my success to my mom. Growing up, she instilled in us that doing well in school and coming home with a good report card was a requirement, not a rewarded thing - you know how some people get allowances or money for doing well in school? We didn't get that. So I look forward to just being good at what I do and not slacking. It's because of her and what she basically had us doing growing up. Everything I might have that's good, I go and tell her.

What’s the best career advice you’ve ever received?

I received the best career advice at a public speaking school out in North Carolina. There was a mayor who happened to teach one of the classes, and we had debates and things like that. I was debating about my current company and why we should vote for or against a specific topic, and she told me that I had a knack for debating and proving my point. She told me to go for what I want to go for. I had originally put off going to law school when I was in college and first got into real estate, so I did come back and enroll in law school based on that advice. I'm doing that on the side now, and I use it in my current job as well, negotiating contracts and wish lists, capital wish list items, stuff like that.

What advice would you give to young women entering your industry?

I would say focus on the things that you want and maintain a balance, a work-life balance. That's the thing in this industry, for sure, so you don't burn out. Those tasks will still be there the next day.

What are the biggest challenges or opportunities in your field right now?

My biggest opportunity is keeping the residents happy. In essence, they control what we do and how we perform on a day-to-day basis, so ensuring the community managers are staying present and communicating well with the residents that live on site is critical. We need to get that information up and avoid any chaos that we can potentially have.
