First-Time Home Buyer?
Essential Steps to Prepare Before You Begin Your Home Search
Before You Start Touring Homes, Start Here
One of the most common phone calls I receive goes something like this:
"Hi! I found a house on Zillow that I absolutely love. Can we go see it today?"
I love the excitement! Buying your first home is one of the biggest milestones you'll ever experience.
But here's the truth...
Most first-time buyers don't realize that touring homes is not the first step in the home-buying process.
As your Realtor®, my job isn't just to unlock doors—it's to help you make informed decisions from the very beginning so you can buy with confidence and avoid unnecessary stress.
Step 1: Meet With a Realtor
Before scheduling showings, take a few minutes to meet with a trusted real estate professional.
During a buyer consultation, we'll discuss:
- Your goals and timeline
- What you're looking for in a home
- Current market conditions
- The home-buying process from start to finish
- The documents you'll need
- What to expect along the way
This meeting helps answer questions you may not even know to ask.
Step 2: Get Pre-Approved
This is probably the biggest surprise for first-time buyers.
A mortgage pre-approval helps determine:
- How much you may qualify to borrow
- Your estimated monthly payment
- Your purchasing power
- The price range you should be shopping within
Without a pre-approval, you may fall in love with a home that's outside your budget—or, worse, miss out on a home because another buyer was already prepared.
Getting pre-approved also shows sellers you're a serious buyer, which can make your offer much stronger.
Step 3: Understand the Costs Beyond the Purchase Price
Many first-time buyers focus only on the down payment.
However, there are other expenses to plan for, including:
- Closing costs
- A home inspection
- An appraisal (if required by your lender)
- Homeowners insurance
- Property taxes
- Moving expenses
- Utility deposits
- Future maintenance and repairs
Understanding these costs ahead of time helps eliminate surprises later.
Step 4: Know What You Truly Need
It's easy to fall in love with beautiful kitchens or high-end finishes.
Instead, make a list of:
Must-Haves
- Number of bedrooms
- Number of bathrooms
- Preferred school district
- Commute time
- Accessibility needs
Nice-to-Haves
- Granite countertops
- A finished basement
- A pool
- A large backyard
- An updated kitchen
Knowing the difference helps keep your home search focused.
Step 5: Be Ready to Move Quickly
The Rochester market can move fast.
When the right home becomes available, you want to be ready to act with confidence—not scrambling to gather paperwork or find a lender.
Preparation gives you a competitive advantage.
Step 6: Ask Questions
There is no such thing as a silly question.
Whether you're wondering about inspections, financing, contracts, negotiations, or what happens after your offer is accepted, that's exactly what I'm here for.
The more you understand, the more confident you'll feel throughout the process.
My Goal Is to Educate, Not Pressure
Buying your first home shouldn't feel overwhelming.
My goal is to guide you every step of the way, explain the process in plain language, and help you make the decisions that are right for you—not pressure you into buying a home.
The more prepared you are before you start shopping, the smoother and more enjoyable your home-buying journey will be.
Remember: The best time to start isn't when you find the perfect house. It's before you ever begin looking.
