About Janice
Janice Greenley is a Dallas-based commercial real estate entrepreneur, investor, and utility/energy broker. She is the co-owner of Green Root Capital, where she helps busy professionals build passive wealth through commercial real estate investments focused on multifamily and self-storage assets.
During the COVID-19 pandemic, Janice and her husband launched Utility House, a utility brokerage company providing energy and internet connectivity solutions for businesses and property owners across the United States, with a strong presence in Texas. The success of that business led them to expand into commercial real estate investing and fund management, creating additional opportunities for investors seeking stable, tax-efficient passive income.
Before becoming an entrepreneur, Janice spent more than 20 years in the IT recruiting industry, where she became a top-performing recruiter and later held senior leadership roles in talent acquisition and client relationship management. Her experience working with professionals navigating layoffs, career changes, and economic uncertainty shaped her passion for helping others create a “Plan B” through alternative investments and passive income streams.
Today, Janice specializes in commercial real estate syndications, capital raising, due diligence, asset management, and investor relations. As an active general partner, she is known for her conservative underwriting approach, hands-on operational involvement, and commitment to transparency and investor accountability. As her experience and investor network have grown, Janice has expanded into fund management to provide investors with access to carefully selected, high-quality investment opportunities. By taking a disciplined and hands-on approach to evaluating deals, she is able to focus on strategic investment selection, conservative underwriting, and long-term wealth preservation, helping investors confidently diversify beyond traditional markets.

01What do you attribute your success to?
I attribute my success to consistent hard work, a strong commitment to the people around me, and a deep sense of faith that guides my decisions and sustains me through challenges. I believe God continually provides for me, and I approach my work with the mindset of giving my best while also sharing my knowledge and supporting the growth of others.
02What’s the best career advice you’ve ever received?
The best career advice I’ve ever received is to lead with compassion and clarity in order to achieve meaningful results. I’ve also been encouraged to take pride in who I am and the work I do, and to focus on making a positive difference each day through my actions and contributions.
03What advice would you give to young women entering your industry?
My advice to young women entering my industry is to support one another authentically and to grow with intention. Build genuine relationships, stay grounded in your values, and be deliberate about the skills and experiences you choose to develop along the way.
04What are the biggest challenges or opportunities in your field right now?
The biggest opportunity in my field right now is helping professionals better understand and access pathways to becoming equity partners in high-performance real estate. There is growing interest in ownership, wealth-building, and long-term equity participation, and I am focused on supporting individuals as they navigate that transition with clarity, strategy, and confidence.
05What values are most important to you in your work and personal life?
The values most important to me in both my work and personal life are stewardship and integrity. I believe in being fully involved and informed in every aspect of what I do because I have a responsibility to the investors and partners who place their trust in me. I also place a strong emphasis on taking excellent care of the people around me and operating with a deep sense of faith, which guides my decisions and reminds me that I am continually supported and provided for.
