About Ayse

My journey into real estate began long before I entered multifamily acquisitions and syndications.


As an entrepreneur, I built and operated several businesses, including a medical transportation company and various online ventures. Throughout my career, I have always been drawn to identifying opportunities, solving problems, and creating value.


What ultimately led me to real estate was my passion for investing and my ability to uncover opportunities that others often overlook. I found myself sourcing off-market properties, identifying development opportunities, and discovering deals through research and networking that many investors never see. Whether it was locating hidden land opportunities or finding underutilized multifamily assets, I realized that my strength was recognizing potential where others saw obstacles.


Today, as Founder and Managing Partner of Kurt Capital Group, I focus on multifamily acquisitions, syndications, and land development opportunities. My goal is not simply to acquire properties, but to help create quality housing communities where people can live comfortably while generating strong risk-adjusted returns for investors.


Our strategy centers on identifying value-add opportunities, improving operations, renovating properties when appropriate, and creating long-term value. We typically hold assets for several years before executing a strategic exit.


One area I am particularly passionate about is connecting international investors, especially those from Turkey, with opportunities in U.S. real estate. For many investors, owning assets that generate income in U.S. dollars can provide diversification and access to one of the world's most stable real estate markets.


What drives me most is knowing that real estate can improve lives on multiple levels. It can provide families with better housing, create opportunities for investors to build wealth, and contribute to stronger communities. Being able to bring those elements together is what continues to inspire me every day.

01What do you attribute your success to?

I attribute my success to persistence and resilience. Throughout my life, I have faced setbacks, failures, and criticism, but I never allowed those experiences to define me.


When I struggled academically, I worked harder. When I failed at something professionally, I learned from it and tried again. I have always believed that failure is not the opposite of success—it is part of the journey to success.


There were times when people laughed at my goals, doubted my abilities, or seemed far ahead of me in life. Instead of feeling envy, I chose to be inspired by their achievements. Seeing others succeed motivated me to push myself further and continue growing.

One of the most important lessons I have learned is that negativity can keep people stuck. I choose to focus my energy on growth, learning, and taking action. If someone doubts me, I use that as motivation to keep moving forward.


Success is not about never falling down. It is about getting back up every time you do. I believe that determination, consistency, and the willingness to keep going when others quit are what have brought me to where I am today—and what will continue to drive me in the future.

02What’s the best career advice you’ve ever received?

The best career advice I ever received came from my father. He used to tell me, "No one is coming to save you."


At first, I did not fully understand what he meant. As I got older, I realized he was teaching me personal responsibility and independence. He wanted me to understand that I was responsible for creating my own future, solving my own problems, and building the life I wanted.

Looking back, I think he was trying to make me strong enough that I would never have to depend entirely on anyone else for my success or security. That lesson has stayed with me throughout my life and career.


As an entrepreneur and real estate investor, there have been many challenges, setbacks, and moments of uncertainty. During those times, I learned that waiting for someone else to change your circumstances rarely works. You have to take action, keep learning, and continue moving forward even when the path is difficult.


That advice taught me resilience, self-reliance, and the importance of taking ownership of my future. It is a lesson I carry with me every day.

03What advice would you give to young women entering your industry?

My advice to young women entering this industry is simple: be yourself and don't let the fear of other people's opinions hold you back.

One thing I have learned is that people will always have something to say. If you take a risk, they will talk. If you play it safe, they will talk. If you succeed, they will talk. If you fail, they will talk. You cannot build your life around other people's opinions.


When people criticize you or laugh at your goals, sometimes it is a sign that you are stepping outside of the norm and pursuing something they may not understand or have the courage to pursue themselves. Instead of letting negativity discourage you, use it as motivation to keep moving forward.


I believe many women limit themselves because they worry too much about judgment. My advice is to focus on your values, your goals, and the impact you want to make. As long as you are treating people with respect, acting with integrity, and staying true to yourself, you do not need permission from anyone to pursue your dreams.


The world needs more women who are willing to be visible, take risks, and lead confidently. Don't shrink yourself to make others comfortable. Be authentic, work hard, and trust yourself enough to keep going even when others doubt you.

04What are the biggest challenges or opportunities in your field right now?

One of the biggest opportunities in real estate today is building meaningful relationships and creating trust. While real estate, particularly multifamily investing and development, has traditionally been a male-dominated industry, I have never viewed that as a disadvantage. I have always focused on building genuine connections with people and earning respect through my work, communication, and integrity.

One of my greatest strengths is my ability to connect with others. I genuinely enjoy getting to know people, understanding their goals, and listening to their concerns. Whether I am speaking with investors, property owners, brokers, or business partners, I believe trust is built through authentic conversations and consistent follow-through. Many of my strongest business relationships have grown because people know I care about their success as much as my own.


Another major opportunity I see is helping international investors, particularly from Turkey, access U.S. real estate opportunities. Many investors are looking for ways to diversify their portfolios, invest in dollar-based assets, and participate in long-term wealth creation through multifamily housing and development projects. Being able to bridge those opportunities between countries is something I am very passionate about.


As for challenges, I would say patience is one of the areas I continue to work on. I am highly driven and goal-oriented. When I commit to a project, I want it completed properly, on time, and to the highest standard possible. Real estate often requires navigating long timelines, negotiations, approvals, and factors outside of your control. Learning to balance high standards with patience has been one of the most valuable lessons of my career.


Ultimately, I believe success in this industry comes from building trust, maintaining strong relationships, and staying committed to your vision even when the process takes longer than expected.

05What values are most important to you in your work and personal life?

The values that are most important to me, both personally and professionally, are integrity, respect, honesty, and authenticity.


I am proud of my cultural background and the values I was raised with. My culture taught me the importance of family, hard work, respect for others, and contributing to my community. Those lessons continue to guide me today.


At the same time, I have learned that personal growth requires finding your own voice and staying true to yourself. As I have grown as a woman, entrepreneur, and investor, I have learned to separate the values that genuinely make me a better person from expectations that may limit who I am or what I can achieve.


I believe that every person has the right to pursue their goals and live authentically, as long as they do so with integrity and respect for others. My focus is not on meeting other people's expectations—it is on being honest, treating people well, keeping my word, and creating a positive impact through my work.


Whether in business or in life, I believe success comes from staying true to your principles, respecting others, and having the courage to be yourself even when your path looks different from what others expect.
