Building Opportunities: Creating Wealth, Housing, and Impact Through Real Estate
From Entrepreneur to Real Estate Visionary: How Ayse Kurtoglu is Redefining Success in Multifamily Investing
In an industry where success is often measured by transactions and numbers, Ayse Kurtoglu measures success differently. For her, real estate is about creating opportunities—for investors, families, and communities alike.
As Founder and Managing Partner of Kurt Capital Group, Ayse focuses on multifamily acquisitions, syndications, and land development opportunities throughout the United States. Her mission extends beyond buying and selling properties. She is passionate about creating quality housing, building long-term wealth for investors, and connecting people with opportunities they may not have otherwise discovered.
But her journey into real estate was anything but traditional.
A Non-Traditional Path
Before entering the world of multifamily investing, Ayse built and operated several businesses, including a medical transportation company and various online ventures. Entrepreneurship taught her resilience, problem-solving, and the importance of taking action even when the path forward is uncertain.
“I’ve always been someone who looks for opportunities,” she explains. “I enjoy finding solutions, creating value, and seeing potential where others might not.”
That mindset eventually led her to real estate investing. As she gained experience, she discovered a talent for identifying opportunities that many investors overlooked. Whether sourcing off-market properties, uncovering land development opportunities, or analyzing value-add multifamily assets, Ayse developed a reputation for finding hidden potential.
Relationships Matter
What separates her from many investors, however, is her focus on relationships.
One of Ayse’s greatest strengths is her ability to connect with people from all backgrounds. Investors, property owners, brokers, and business partners often find themselves opening up to her quickly. She believes successful investing is built on trust, communication, and transparency.
“Real estate is ultimately a people business,” she says. “The numbers matter, but relationships matter just as much. When people trust you, they are willing to build something meaningful together.”
That relationship-centered approach has become particularly valuable as she develops a niche connecting international investors—especially those from Turkey—with opportunities in U.S. real estate. For many international investors seeking diversification and stability, U.S. multifamily assets offer access to dollar-based income and long-term growth potential.
Ayse sees this as more than an investment strategy. She sees it as a bridge between communities, cultures, and opportunities.
Creating Impact Beyond Investing
Her passion for creating impact extends beyond investing. She believes housing plays a critical role in strengthening families and communities. Through multifamily investments and future development projects, she hopes to contribute to housing that is both attractive and accessible, while creating lasting value for residents and investors alike.
Beyond business, Ayse is driven by values that have guided her throughout her life: integrity, respect, honesty, and authenticity.
She remains proud of her cultural roots and the lessons they taught her about family, hard work, and community. At the same time, she has learned the importance of forging her own path and remaining true to herself.
“My culture is important to me, but I’ve learned that you have to live authentically,” she says. “As long as you’re treating people with respect, acting with integrity, and doing the right thing, you shouldn’t let fear of judgment stop you from pursuing your goals.”
That mindset also shapes the advice she gives to other women.
“People will always have something to say,” she explains. “If you take risks, they’ll talk. If you play it safe, they’ll talk. Don’t let other people’s opinions determine your future. Stay true to yourself, work hard, and keep moving forward.”
No One Is Coming to Save You
Perhaps the most influential lesson in her life came from her father, who often told her, “No one is coming to save you.”
Over time, she came to understand that message as a lesson in personal responsibility, resilience, and independence. It taught her that success requires ownership, perseverance, and the willingness to keep going when others might quit.
That determination has become one of the defining characteristics of her career.
Whether facing setbacks in business, navigating challenges in real estate, or pursuing ambitious development opportunities, Ayse has remained committed to one principle: never give up.
Looking Ahead
Looking ahead, her vision extends beyond acquisitions and investments. She hopes to expand her impact through housing initiatives, investor education, and philanthropic efforts, including future programs that support women rebuilding their lives after domestic violence.
For Ayse, success is not simply about financial returns. It is about creating opportunities, empowering others, and building something that lasts.
And for someone who has built her career on seeing possibilities where others see obstacles, the future is filled with opportunity.
