Tanya Hammel, MBA, CPM, CAM, is a seasoned property management leader based in Boise, Idaho, with extensive experience in senior regional management, multifamily operations, and team development. She currently serves as Regional Manager at Avenue5 Residential, where she focuses on operational excellence, financial performance, and building high-performing teams. Known for her empathetic and people-centered leadership approach, Tanya believes that strong leaders empower others through trust, encouragement, accountability, and genuine support.
Tanya began her entrepreneurial journey in 2011 when she founded her own business, gaining valuable experience in leadership, customer service, and organizational management. She later transitioned into the property management industry, where she quickly advanced from managing individual communities to regional leadership roles. Within six months of becoming a Property Manager, she was promoted into a Regional Manager position, helping establish processes and strategies for the role while overseeing communities across multiple states. Her expertise includes multifamily housing operations, affordable housing, financial management, and improving property performance.
Tanya holds a Master of Business Administration from Purdue University Global, where she graduated magna cum laude with a 3.98 GPA, as well as a Bachelor’s degree in Business Administration with a 4.0 GPA. She has earned industry credentials including Certified Apartment Manager (CAM), Certified Property Manager (CPM), and additional certifications in affordable housing and fair housing. 01What do you attribute your success to?
I attribute my success to perseverance, a willingness to continuously learn, and a genuine belief in people. I’ve never been afraid to start from the ground up, ask questions, or challenge myself to grow. Every obstacle has been an opportunity to become a better leader, and I’ve learned that success isn’t achieved alone—it’s built by empowering those around you to succeed as well.

Your career is built on what you accomplish, but your legacy is built on the people you inspire along the way.
03What advice would you give to young women entering your industry?
Believe in yourself before anyone else does. Don’t wait until you feel completely ready to pursue the next opportunity—growth happens when you challenge yourself. Work hard, stay humble, and never stop learning. Treat people with kindness, lead with integrity, and remember that success isn’t about proving you’re the smartest person in the room. It’s about helping everyone around you become better. The relationships you build, the trust you earn, and the people you empower will take you further than any title ever will.
04What are the biggest challenges or opportunities in your field right now?
Our industry is evolving quickly, and the greatest opportunity lies in developing people while embracing innovation. Strong financial performance is important, but sustainable success comes from building engaged teams, delivering exceptional resident experiences, and creating cultures where employees feel empowered to grow. I believe the future of property management belongs to leaders who can balance operational excellence with empathy and adaptability.
05What values are most important to you in your work and personal life?
The values that guide me most are integrity, empathy, accountability, and continuous growth. I believe in doing the right thing, even when it’s difficult, because trust is the foundation of every successful relationship. I lead with empathy because understanding people and investing in their success creates stronger teams and better outcomes. Accountability is equally important—I hold myself and my teams to high standards while providing the support needed to achieve them. Finally, I believe growth should never stop. Whether personally or professionally, there is always an opportunity to learn, improve, and help others reach their full potential.
